Title: Recent Projects

Believe it or not in between PRE and NESBA (formerly) I do actually do real work. Here's a job we finished last month. The whole project was pretty large for a remodel and a whole lot bigger than what these photos show. We finished in the basement, added a sunroom and deck, completely remodeled the kitchen, and a bunch of other stuff. These are just some pics of some of the stuff I built in my shop and show the fireplace and built-ins on either side coming together. Yes, this is the basement.

Trim for the upper cabinets being glued up in the shop

Treads and risers are in place and here I'm gluing up the curved rail for the stairs. More built-ins under the stairs in the right of the photo.

Here the doors and drawer fronts are being painted in the shop. I don't remember exactly but I think there were about 40 doors and maybe twenty drawers total in everything that we built. I had another cabinet company that I work with do both kitchens (upstairs and downstairs), the new bathroom, and the ,laundry room. That work was all in addition to the pics I'm showing here.

Nice looking work John!  I just passed my twenty year mark as a cabinet maker....assisting with sales and design now...always nice to see someone else's projects

Seriously.. There are at least 4 sq inches of exposed wood that absolutely need clamps.  I can't believe that you would be so careless. :adore:

That is what I miss about my house in Italy. It was made of reinforced concrete and block. It will be there for 200 years or more. No termite worries and no cheap @$$ drywall.

  Looks like a rather large estate , 5-8 bathrooms , a couple Roman tubs , a couple Master
suites , huge kitchen - family room , game room - movie theater , am I close ????

No injuries but lots of damage. Search for national or local news pictures of the damage. I can't remember if that was where you lived or the subdivision right behind you. I gent them mixed up.

I checked the Johnson City Press site, not as bad as I guess it could have been.  Yep, Wiltshire is  across Free Hill Rd from where we were. (Ridgeview Meadows)

The showed footage taken from a helicopter on the news the other day. It's mostly farmland out there and there was a lot of damage to barns and farm structures. I believe the photo of the fifth wheel over-turned on the guys truck was taken in Willshire though. There was another one on Eastern Star rd, and another on Rock Springs rd.

I liked the story I heard on the news yesterday about the guy on Rock Springs who ran over to check on his neighbor after his neighbor's house got destroyed by the tornado. ^The neighbor wasn't home but he found a bunch of items in his neighbors yard that had been stolen from him. What goes around comes around.

I love Florida. But we still aren't sure if/when we are opening another office. Florida would be good for our business because we have A LOT of clients down there and I could have season tickets to the Buccaneers games! :thumbup:

Sometimes making an alternate drawing that shows only the the things that are currently important can make things easier for everyone to understand. Did this in CAD for the forming crew to work off of. Took it out to the job and realized I screwed it up. :D

          Back in the ole' days a cabinet maker would do that by hand , now a jointer
          can do that in seconds , But still a sign of Quality ..  Nice work John.

Mike, I'm sure you remember back when all woodworking was done only by hand tools. That was back when plumbers only needed to know how ti dig a hole in the ground, right? :D

Seriously, you can get a dedicated machine to cut dovetails but I do it with a router. The drawer fronts are actually much harder to build than the dovetailed boxes. When the whole thing is finished I'll post some pictures of the completed job.

          When I was inventory control manager at Ethan Allen Furniture in Randolph VT.
I was well acquainted with automated building , workers would build huge cabinets in a
few hours .. dovetails in seconds , drawer fronts by the hundreds cut by precision ground knifes
the human element was still needed for that quality build , yea you have some nice equipment
but its all useless if a craftsman can't use it and the end result is not Quality. Nice stuff John.

There are some folks that still dig a hole in the ground !!   :D   Plumbing has gone through
dramatic changes in just the last 20 yrs.  Oh yea I've dug a few holes , but put hospitals
schools , office buildings & hotels on top of them , only 1 outhouse ....   :D

Building some cabinets as part of an unrelated bathroom remodel.

It's nice too someone still builds there own drawer boxes & fronts.  So many buy them & just build boxes any more.

What kind of dust collection system are you using John?  Mine is the old barbaric shop vac rigged up to suck chips and dust away as the material is cut but as you probably know, it's not very efficient.

For years I've been using a Delta single bag DC. I've been watching out for a a little bigger system for a while now, but everything I've been seeing is just too big for my space. With the single bag I can fill it in twenty minutes running the planer, and changing bags is kind of like changing tires...I don't care for it (even though it only takes a few minutes). I'm looking for a larger two bag DC with a 5hp motor and the ability to hook to multiple machines at once.

I do use a quiet shop vac hooked to my miter saw with a vacuum switch that turns the vac on and off each time the saw runs. It works great for that. A shop vac on a larger machine not so much. Grizzly makes several smaller dust collectors that you can buy new for under $300. All of them would be far better than a shop vac, and might be a good option for you if you're unhappy with the shop vac set up..

It's a 16" saw Matt. Look at how far the blade extends below the base. The flange on the I joist just to the left of the blade is 3-1/2" tall just for reference. And yes, the stairs will spiral down from the top floor all the way to the basement.

I use to have a neighbor when I lived in LA that took my box out of a regular basis but would never own up to it. I finally sunk an 8" PVC pipe stuffed with a few rebar and concrete 6' deep and painted it a nice wood grain brown. Not long after, she ended up with a funky dent in the bumper of her minivan.

I'm really surprised the airbags didn't deploy. That mailbox was solid brick and it was broken into a million pieces. I agree with Rich, it had to have been a heck of a hit. It isn't uncommon at all for brick mailboxes to get run over, I've repaired several over the years that have been hit. Usually though if they get hit they either fall over all as one big piece, or maybe break into a couple of pieces. I've never seen one like this where the largest piece that was left is maybe four bricks that are still stuck together.

I still have my "Tonka" trucks... I wonder if JRA would build me a PRE sandbox ?     (PRE sandbox= tax deduction).  :thumbup:       T.

This is the view from the back. It's the mot beautiful piece of property I've ever seen. 200 acres. The mountain in the background is where US 421 is. Shady Valley is on the other side, and then Mountain City beyond that. South Holston lake is just down the road too.

I've always wondered how the foreman plans and organizes the trades for work flow. Stuff like the rebar and concrete guys, electrical, pluming, framers, and even before that, the cost estimation....  Basically, how do you get to the completed project? Pretty Cool Stuff!

Mike, I too am amazed at what goes into it. I will say this though. There are dudes that build homes and then there are guys that do what JRA does for a living which I feel is art that you live in.
The craftsmanship on the staircase is fantastic and just the detail that goes into the stuff he has built.

Funny we were talking before the big Lottery drawing and John made some comment after I said I had the winning ticket (yeah wish)
He said "well damn then that means I can't retire if you have the winning ticket"
My reply was I would share with my bros after I got done buying VIR.

He said 'great then I could retire"
My reply well you would have one more job, building me a house. Perhaps some day when Diane and downsize to a smaller home with a 20 car garage

So Godfather asked me earlier this week to post some pictures of what I've been up to recently. It's been pretty dead around here lately so maybe it's a good time. Since this is one of the most viewed threads ever on this board some of you guys must find it at least somewhat interesting.

I originally started this thread back at the very beginning of PRE because I wanted people to know a little more about me. My experience previous to PRE was that nobody really knew the people at the top who were calling all the shots. When we started PRE we wanted it to be family and friends riding and hanging out together, and so with that in mind I wanted all of you to know a little more about me and what I do. I just thought that better that our customers know us the more they will feel like a part of PRE.

So anyway, that's why I started this, and previous to Mike (Godfather) asking me this week, I've had a few others over the last year or so. It's hard to believe that it's been so long since I've posted anything. On the other hand I've been crazy busy, and I probably couldn't make you understand the extent of that even if I tried.

I'm currently working on a new mega-home, and we also have a bunch of stuff we're building in the shop for a small remodeling project too. I have a bunch of photos of stuff we've been doing so I'll try to post something up every few days as I have time to liven things up around here.

I'll start by going back to a job that is shown in previous photos that is now finished so you can see how it turned out.

I also like the rugs! Are they Persian?

So I think the stairwell starts in the cantina,  then goes to the day living area, then on up to the sleeping quarters?

The reason I say that is the floor in the cantina, looks to be colored concrete and on the day living area the floor is hardwood.

and yeah, I watch HGTV as much as I watch VELOCITY CHANNEL!

I'm pretty sure HGTV doesn't use the terms cantina, day living area, and sleeping quarters. Try lower level, main level, and upper level. You also need to understand the terms view side, and entry side., lol.

They flow like they do because I redesigned the stair and balcony. This is how it was originally drawn.

The original stairs look much more like two sets of stairs. One from the main level up, and one from the main level down. Both have a straight section at the top and bottom, with a curved section in the middle. When you have something like that it creates different pitches in the sections of stairs. The straight sections are at one angel, and curved at another. It makes the railing look cut up to have it change angles as it ascends/descends. Having a continuous curve keeps the same angle from the top to the bottom, and that's what makes the "flow" as you describe it. I had to change the balcony landing to make this work, and in doing that it became apparent that the balcony needed to continue the curves from below. That's why there is that sweeping curve in the railing where it bends out to meet the top of the stair. I think it looks a lot better than it would have if we had followed the plans.

The stairs are now continuous from the lower level to the upper level with a landing in the middle. It's forty risers total. To be more exact the railing and the inside stringer are continuous, but it's still really two sets of stairs. When you look at it though the effect is of one stair and that's much different than what you would have seen if we had built to the original design.

If you go back earlier in this thread to post 120 & 121 you can see the template I used on the upper level floor joists to mark the curve for the balcony. 121 is a photo from the lower level looking up to the balcony after the joists have been cut to the template and then blocked in. The half circle hole you see in the middle of the photo is the landing at the main level and the mid point of the stair. It forms part of the hole that you see in the middle of the stair in my drawing. Post 171 & 199 show the same view at different points in the construction. It was challenging to build, but everything worked perfectly from beginning to end.

I have no idea what the rugs are, and yes the floor is stained concrete.

I thought a cantina was something you take hiking to hold water.  :D

Lol! Okay, Cantina is the word they use for the lower level in Sicily.  The lower level is where they keep the wine and the olive oil because of the cooler temperatures, as air conditioning isn't as common in Italy like here in the US. It is also where the men go to smoke and drink after a big meal. I like the sound of Cantina better than lower level! :D  Hey I'm from Mobile, Al and was transplanted to Sicily. Before Sicily the only thing I knew was "Single Wide or Double Wide"!  :rofl:

Yes, I really like your change to the stairs! I've seen the handrails with the abrupt changes in angle, definitely not as nice as the fluid flow you have. I think the biggest thing in a project is the PRIDE that you put into the job.

I would also like to see some of the custom tile and stone work on your projects!   :thumbup:

It is a Rinnai Demand Duo hybrid gas hot water heater. It combines a tankless heater with a 120 gallon storage tank. It's provides the best of both designs because no cold water is introduced into the tank, it's heated first. All 120 gallons of water in the tank are hot. On a regular heater cold water goes into the bottom of the tank meaning that a lot of the water in the tank isn't hot. There are a lot of benefits to this design, and I really like it this heater a lot. Rinnai makes a residential version with a 40 gallon tank that would work for the vast majority of homes.

The other tank in the photo is a storage tank for the hot water generated by the geo-thermal HVAC. That water gets sent to the heater too making it even more efficient because that water is already heated.

That’s really cool John. When I built my home in Sicily I could use my fire place To heat the water for the radiators that were placed throughout the house (yes they still use radiators) and for hot water I used a BOSCH on demand furnace. The furnace could also be used for the radiators but the gas bill would be about 300 bucks a month where as a truck load of wood was only 150 bucks and that would last two months.

The reason for the radiators is electricity is crazy expensive and usually the normal power to a residence is 3.5 kw but I was able to get 4.5 and pay extra for the powerline. So, no running the heater, while the wife is drying her hair, and someone start ironing clothes, and the refrigerator kicks on,,, the power goes out!

I also thought about doing solar when I was building the place but it was cost prohibitive at the time. Have you ever installed solar on any of your builds?

This is the only one I have taken any photos of so far. It seems like I always think about photos when I'm not there to take any, or when it's too late to capture.

From this past summer on a house I'm building.

This is photo is under what is now one of the garages. The fill required to bring this up to the slab level was 16'-18' deep. The wall on the left is a dividing wall down the center under the floor due to the amount of fill and the need to give the reinforced concrete floor above a center support. The garage floor rests on top of it. I had to fill about 10' around the outside of the garage just to get the grade up high enough to be able to dump dirt inside of the garage. Once that was done I used a crane to lower this Bobcat down inside of the foundation so that we could move the dirt around inside as it was being dumped in from the outside. We did this in 12" lifts compacting each lift before starting another one. Once we go the inside filled to the level of the outside I filled both sides of the walls until we had it all the way to the top. Once it was filled to the top I just drove the bobcat out. If I had it to do all over again I'd probably just build an elevated floor on top of a steel frame and leave all of that open underneath. Because of the design of the house there wouldn't be any access to the basement area that would have created, but it would have been easier to do. The cost probably would have been similar too. This was a lot of work.

In this photo we had already filled the inside probably eight or ten feet.

That’s why I rented the blue scaffolding. Ceilings in the kitchen are 9’ but the living/dining master bedroom and master bath are 12’. Scaffolding is 5’8 high and I’m also 5’8, so that makes it perfect.

Winter refresh complete. Freshened up the motor with all now timing set, seals and compression checks. At 145,000 miles, this motor still has PLENTY of life left in it. Transfer Case got a new chain set and bushings.  The torque converter failed and caused all kinds of issues. Since it shares the fluid with the tranny, I elected to completely rebuild the transmission instead of only replacing the converter. All of the fibers, steels, seals, orings, springs......everything.   Pretty intimidating at times, but we have access to more info than we could ever imagine with that little square thing in our pockets. Rear main was a breeze with the engine out, on a stand and turned upside down. No leaks so far, but I anticipate a drip from the two piece style seal in the future. Just part of big block life......much like a Harley. I can see where that job would be a PITA with the engine still in the truck, trying to get enough clearance between the oil pan and the frame rails.

In my case, add on no lift, limited garage space, and a few other missing tools.  this is why I paid a shop.  The cost of the tool to push it in alone was almost what the shop charged me. in my case, it wasnt worth the effort.  Im glad you got it done and we get to see that beauty pulling you to the track on occasion.

Making progress! I have primer on the 50% of the house. Hope to have ceiling paint on by this weekend.  I did have an issue with spraying over the crown molding. It bubbled some and a guy told me to sand and clean with TRISODIUM PHOSPHATE (TSP). I hit it again and it worked well.

I’m enjoying the progress but I wish I didn’t have to work my real job too! I sure do sleep well at night though!

Third coat of ceiling paint. 75% complete just the master bed and bath to complete.

I can’t explain the awesome feeling of removing the plastic for the overspray. Almost done with the overhead work!
